Senior Citizens And Their Housing Program

Fortunately for Americans, the U.S. Federal Government has established a comprehensive housing program for the senior citizens of the country through the Department of Housing & Urban Development (HUD) primarily leading the implementation of affordable and useful alternatives for this sector.

In tandem with the Environmental Protection Agency (EPA), the HUD seeks for organizers and volunteers in the respective communities all over the country to draw up plans and programs for senior citizen housing. This is also supported by the country’s HOME Investment Partnership Program that gives out federal funds to localities within the states that need funding for housing particularly for them.

Among the highlights of the program is to give various options for oldsters to select their preferences. Elderly people can stay in their homes, rent an apartment or choose to go into an established care facility specializing to meet their emotional needs.

This type of accommodation has been foremost in the government’s agenda to give medical and non-medical support to this sector that is oftentimes forgotten or ignored. Thus, the trend has been to grant independence and the privilege to choose which location or setup he or she wants.

When the older people have younger members of the family supporting them, the family can proceed to seek assistance through HUD approved counselors who provide the much-needed data and information about different programs and various appropriate housing communities.

A database on all the states is kept for rendering information about where the elderly can reside or the options made available for him to meet his needs. For those who can afford private housing, there is the privately-run institution that constructs homes or apartments designed either as a single and detached unit or communal accommodation where those who have reached the golden age can interact with each other.

There are even options for them to continue residing in their homes and to get a credit line against the equity on the home, either paid in full or has a small outstanding balance. The HECM, or simply housing assistance, persuades them continue to live in their own residences, to use some money for repairs, improvements, or to pay for monthly rentals.

Unlike before, nursing homes are not the only available option for oldsters to where they were automatically sent by their families upon reaching a certain age. Instead, the housing programs for the elderly in the country have been redesigned to make living comfortably also living healthily. However, senior citizen housing communities are not complete without the usual medical assistance or services offered by nurses, caregivers, or counselors who help in preserving the good health of the pensioners. The services also include non-medical needs like shopping and doing laundry.

Choices abound for retirement homes, whether living independently or communally, or for bigger communities that cater to social and emotional needs of senior citizens. Those who have been impaired by illness or have been affected mentally as in memory disorders or are in great risk from a terminal sickness are given priority by the federal government through the specialized centers for that purpose.

Housing woes like mortgage repayments have also been attended to carefully by the federal government by the Housing Choice Vouchers for the economically disadvantaged senior citizens. The multi-faceted housing program of the government for elderly people is indeed laudable. These programs make people look forward to their golden years as non-threatening to one’s future. The federal government has been in full swing to continue to make housing programs for senior citizens and has specially handled this issue with care.

5 Ways to Recession-Proof Your Life

Recession is a money term. But recessions have a way of affecting not just our finances, but our entire lives. They cause us to think deeply about our careers, our children and our future.
Our lives should be prosperous, joyful and consistent no matter what the economy does. But it usually doesn’t work out that way. But even in these uncertain economic times, there’s hope. Here are five ways to recession-proof, not just your financial situation, but your life:

1. Remember your purpose. Every one of us has a purpose but we often forget it until we are faced with a crisis. Remember it and live it out all the time. Everything you do should come back to this. It’s what sustains you in good times and bad times.

2. Become an expert. Everyone knows a lot about something. Why not use it to make money? And even though there may be other experts in your field, you are unique. Use your expertise and uniqueness to your advantage.

3. Have an exit strategy. Most of us don’t like what we’re doing for a living. As an expert, you can build a business and eventually quit your job. Ultimately, that’s the freedom we all want. Have a short-range and a long-range goal to get out of the rat race.

4. Stop worrying. This is easier said than done, but in the end worrying does nothing. It’s about having a plan and taking action.

5. Turn to God. Most people turn to God during dire times. Times change. Economies change. But God is always constant. If He delivers us most, if not all the time, why don’t we turn to Him all the time?

Recessions, stock market volatility and job losses have a way of testing what’s really important in our lives. In the end, it’s not all about the money; it’s about the quality of life. I firmly believe these five tips will help you to live a better life, regardless of where the economy is.

Recognizing The Need For Caregivers For Seniors

Family caregivers often don’t recognize when they are in over their heads, and often get to a breaking point. Heavy emotional, health and financial stress, indirectly-related relationship problems and loss of time are just a few of many issues that can surface when caring for a loved one. After a prolonged period of time, care-giving can become too difficult to endure any longer. In the short-term, the family caregiver may be inclined to believe that they can handle it. But in the long-term, it may become apparent that professional outside help, through caregivers for seniors, may be needed. A typical pattern with an overloaded caregiver may unfold as follows:

1 to 18 months – The family caregiver is confident, has everything under control and is coping well. Other friends and family are lending support.

20 to 36 months – The family caregiver is taking medication to sleep and control mood swings. Outside help dwindles away and, except for trips to the store or doctor, the caregiver has severed most social contacts. The caregiver feels alone and helpless. This is a very sad time.

38 to 50 months – Besides needing tranquilizers or antidepressants, the family caregiver’s physical health is beginning to deteriorate. Lack of focus and sheer fatigue cloud judgment and the caregiver is often unable to make rational decisions or ask for help.

It is often at this stage that family or friends intercede and find other solutions for care. This may include respite caregivers, hiring a home nursing agency, or home health aides, or placing the loved one in a nursing facility. Without intervention, the caregiver may become a candidate for long term care as well. It is also important to use outside professional help in a caregiver setting. A financial planner, care funding specialist or a reverse mortgage specialist may find the funds to pay for professional help to keep a loved one at home. A care manager can guide the family and the caregiver through the maze of long-term care issues. The care manager has been there many times the family is experiencing it for the first time.

An elder law attorney can help iron out legal problems. And an elder mediator can help solve disputes between family members. Having competent advice can often make the difference between allowing a loved one to remain in the home or being forced to seek out government welfare assistance. Due to pride or sheer determination some caregivers allow the situation to go beyond their control. They have gotten to a point where depression and fatigue have clouded their judgment. At some point the caregiver will have to admit that he or she can’t handle it alone and a better solution must be found.

Bob Fischer advises caregivers for seniors and provides substantive and resourceful guidance to those in need of respite caregivers.

Accountancy Jobs : How Much Are You Worth in 2011 ?

In a general UK 2009 employment survey 89% of workers state the most important factor in considering a job opportunity is salary, while 50% of the survey respondents believed they were underpaid. However our 2010 Just Accountancy survey shows that only 27.65% of our readers felt able to ask for a pay rise in these recessionary times. If you are one of these 72.35% of our readers who felt unable to ask for more, Holden Jones Senior Consultant Paul Bosier explores how to do negotiate for more, either when offered a job or for an upcoming appraisal.

New Job :  So, what to do? How can you tell if the job you’ve just been offered pays enough or if your current salary compares to the market rate? It’s going to take some time and some research to equip yourself with the information you’ll need to successfully negotiate the salary or raise you deserve. So while you’re conducting your job search, research salaries for the career field and the geographic area you’re interested in.

It’s important to be prepared when a prospective employer asks you your salary expectations or makes you an offer. Even if you are contentedly employed, it makes sense to know what you should (or could) be earning.

Start by reviewing salary survey information. Focused salary survey information delineated by industry and job function is available online. Contact recruitment agents who specialise in your sector which will be able to give a good ball park figure on the sort of salary that you could realistically command. Review several surveys to get an overall perspective of the career field you’re interested in. Keep in mind that the cost-of-living varies widely throughout the country. If you earned £20,000 a year in a rural part of the country, for example, you might need to earn £27,000 to live in a City just to break even. It’s almost important to know what you need to make in order to pay your bills every month. Calculate your outgoing expenses which will help you determine how much that offer is actual worth and how better financially off you’ll be. Even in this Autumn 2010, in a tight job marketplace with a “multitude” of candidates, the fact that you have been shortlisted is credit to you. Still be prepared to negotiate a salary both you, and your employer, will be comfortable with, there is normally room for negotiation by at least £1,000 depending on the level of the role. A good recruitment consultant will earn their fee, here by negotiating this on your behalf.

Appraisal : Its appraisal time again and this is always an embarrasing one , for all parties concerned. Again it is useful to be armed with up to date information in terms of a salary survey. Perhaps compared with any other profession, if you are studying an accountancy there is a direct link to your progession in qualifications with impact on salary. Our survey would indicate for example that ACA, ACCA or CIMA finalists should be on anything between £34,000-38,000 depending on geographic location. Bookkeepers should be paid between £21,000 – £28,000, bookkeepers with management accounts should be paid between £27,000-£32,000. If you are qualified by experience you are unlikely to earn more than £36,000 at the Finance Manager level, unless you have grown with the company, or industry specific exceptions such as the motor industry. The fact that you have a direct benchmark to compare with, unlike any other profession I know, gives strength to your negotiation power here. We are quite happy to offer independent advice here to both employer and candidate

6 Ways to Recession-Proof Your Business

All businesses are having to adjust quickly to some stark new realities. In this current environment of seesawing markets… surging and then sagging commodities… volatile currencies… and huge drops in stock prices… it’s getting harder than ever to predict what’s going to happen.

I can recall fairly recent conversations (pre-crisis) I had with a number of people outside the USA who felt their business was insulated from the issues here. But, as always, that’s not the case. Everything is interrelated… and if a major economic engine like the US economy “sneezes”… then everyone “gets a cold.”

Preparing for the inevitable

Most businesses have now felt what this economic crisis means in practical, day-to-day terms. It translates into decreased activity, cancelled orders, lower profits, and perhaps… having to cut costs to the bone – which hampers your ability to operate effectively.

If there’s one thing that’s for sure… no one knows how far this mess goes to finally unwind and return to an acceptable balance. Eventually though, we’ll all get through this… and overall business will again be on the rise as the pendulum ultimately swings the other way. But, in the meanwhile – you’ll need to take steps to make sure your business survives and is able to operate at a pace that’s adjusted to your own personal circumstances.

That said, let’s get into 6 specific ways that can help weather the storm… deal with all this change and uncertainty… and help you recession-proof your business:

1) Go to where the consistent buyers are.

In every business, there are always a certain number of your customers or clients who simply need what you offer – and their buying is relatively insulated from the current economy. You can and should concentrate your efforts on promoting to them specifically to build buying frequency – and actively try to find more buyers just like them.

If you aren’t currently able to identify these people in your own clientele, then create a promotion designed to attract them. You can focus your promotional theme (positioning) in a way that that appeals… and would specifically be attractive to… those who’s buying habits are unaffected by the overall economy. Knowing who they are helps you target better.

2) Go to the persistent markets.

Focus on identifying and finding markets or groups of people (associations, trade groups, clubs, etc.) – who have an ongoing need and/or requirement for what you’re offering. And, if you can, lock-in business by setting-up exclusive provider arrangements with these groups.

Let me suggest that, more than likely, there are overlooked and completely unexplored markets that could potentially be a good fit for your business. Perhaps even a large number of different groups – and niches of individuals who would be responsive to your offers – that you have not even considered before.

3) Go to where the money is.

This one may seem pretty obvious once I say it, but unfortunately, it isn’t always completely thought through with the clarity it might take to make the statement useful: Sell to people who HAVE money.

There’s a famous quote that’s attributed to William “Willie” Sutton, a prolific US bank robber from the 1930’s: “Why do you rob banks?”… Reply: “Because that’s where the money is.” The quote formed the basis of Sutton’s law which is taught to medical students – which states that in attempting to diagnose a problem, one should first do the experiment that can confirm the most likely diagnosis. For our purposes here… it means “go to where the money is.”

4) Offer help and relief to those who are in pain.

Pain can take many forms… and isn’t always physical. People who are in financial trouble are in mental and psychological pain – and want relief just as desperately. The main problem dealing with people in this condition is that they don’t have much money to spend. But, they might have some. They might have good cashflow, just not enough.

If your type of business can be positioned to allow people some relief… afford them some comfort (even if temporary) – you may find that this becomes an attractive proposition. Carefully consider a separately positioned offer to attract people in these circumstances.

5) Offer a solution to a problem.

This one is “tried & true” during positive economic times, but can become a prevailing theme that works even better when times are tough. You want to narrow your marketing messages down to focus on one particular problem or issue at a time. That way, you can get very specific about attracting people who are seeking a solution to that particular problem or issue – and approach them with an offering that will help solve and alleviate it.

But, make sure that you have a specific follow-up-to-conversion process in place that doesn’t dilute the focus with a choice of possibilities – or even worse – that isn’t at all specific to the problem or issue that attracted the prospect in the first place. Sell them “the answer” first – then you can consider other offers once you’ve converted people to the original narrowly focused solution to the original problem.

6) Offer a way out.

If what you’re offering can be positioned as a “life raft” or “escape hatch” in times of emergency – you will have no trouble attracting willing buyers. But, be sure that your product/service fulfills on this promise – or you’ll have a hornet’s nest of dissatisfaction on your hands.

When you are truly able to offer real relief… real escape… from their most pressing problem or issue – this can be one of the most powerful motivators in times of extreme stress. Think along the lines of: “A truck full of plywood rolling through a neighborhood that’s just been informed of an impending hurricane.”

We’ve definitely entered an entirely new chapter in economic history – that will go down as a key turning point after the expansive global economy of the last 15 years.

As an entrepreneur… your ability to be able to plan for the future… and conduct business in a stable and predictable environment – are in now in jeopardy for the foreseeable near-term future. What’s needed are drastic actions right now in order to put your business on a successful footing during these tougher times – so you’ll be able to thrive when things finally do change for the better.

Floral Design Careers

Floral design is the only design occupation that does not require formal postsecondary training; most floral designers learn their skills on the job. Employers generally look for high school graduates who have creativity, a flair for arranging flowers, and a desire to learn.

Education and training : Most floral designers have a high school diploma or equivalent and learn their skills on the job over the course of a few months. Although typically not required, some private floral schools, vocational schools, and community colleges award certificates in floral design. These programs generally require a high school diploma for admission and last from several weeks to 1 year. Floral design courses teach the basics of arranging flowers, including the different types of flowers, their color and texture, cutting and taping techniques, tying bows and ribbons, proper handling and care of flowers, floral trends, and pricing.

You should present yourself favourably, be well groomed, polite and have an enthusiastic manner. If you have any references from previous positions, report cards or personal references, take these with you. You may like to take samples or photographs of your floral designs with you. Naturally, any photographs or samples should be of a high standard with the flowers arranged attractively and colours blended tastefully. Any wiring and taping should be neatly done.

The florist may ask you to make up an arrangement, posy or a sheaf. You will be expected to choose suitable flowers and foliage in colours which blend well together and make up a professional looking design in a reasonable amount of time (approximately 15-20 minutes for a standard arrangement). Do not worry if you are a bit nervous. Florists are usually understanding people and will make allowances for this. It is far better to be a little nervous rather than have an over confident and “know it all” manner.

Some community colleges conduct classes in floral designing. However, if you are really set on becoming a florist, all you need is the passion and hands-on experience. Many florists start off as apprentices in flower shops. After years of working in the industry, some move on to setting up their own shops. The American Institute of Floral Designers offers aspiring florists the opportunity to earn a certificate that specifies ‘Accredited in Floral Design’. Potential members are asked to submit pictures of their flower arrangements. Live demonstrations are conducted by AIFD judges.

Creating floral designs that catch a viewers eyes is a skill which good flower designers have. Just like an artist who creates a piece of artwork that captures the viewers attention, the florist needs to be able to create a design that pulls a viewer into a floral design. When pullled into the design, the viewer experiences something that must be good about the designer. It will help them to think positively about the designer.

There are three types of flower designers – designers that create arrangements based upon following floral design recipes which others originally created, those who create custom-made flower designs for each order, and those that can do both. It is not a given that the judgement will be good for each of these types of designers. However, the judging really comes down to whether or not the resulting design is liked by the customer and fits with their preferences. Since each type can receive positive feedback on their designs, it really doesn’t matter which one to choose to become. It will come down to how much creativity and artistic license one prefers to exercise as the same excellent customer service skills are required for each type.

Recession-Proof Your Restaurant

Whether you own your own restaurant, manage one, or just work for one, there are several ways to make sure you retain your patrons and improve your reputation. This is especially important in today’s economy and with recent food contamination issues that have come to light. Because of these food sanitation issues, the consumer is more wary of grocery stores and restaurants. Now is the time to step it up a notch and give the consumer back their trust in the food industry.

• Keep it Clean. This may seem like “duh” advice, but haven’t you ever walked into a place-of-eating and been totally and completely disgusted? I know that I have. Restaurants should always have clean floors, counters, tables, chairs, and cooking area. There is really no viable excuse for unsanitary conditions. If you can’t keep up with the cleaning, hire someone. Again, no excuse.

• Adequate Staffing. Nothing is worse than going to a restaurant and having to wait for obscene amounts of time before you are even seated. And then, even worse than that is being seated and not meeting your waiter until your stomach has eaten itself. And this also goes hand-in-hand with the first suggestion. Having enough staff will boost your customer’s confidence in what you provide, and will keep them coming back for more.

• Pricing Awareness. As much as you won’t want to, it is necessary to match your prices to the current state of the economy. When the economy goes downhill, you will need to lower your prices in order to retain your customers. Nothing is a bigger turn-off, restaurant-wise, than having to take out a personal loan to pay the check. Keeping your prices consistent with the economy shows your patrons that you are aware of their economic issues, and that you care about providing them with the best service at the best prices.

• Special Order Leniency. Some restaurants can get bent out of shape when someone orders a “special” meal. And while some of these restaurant-goers can be obnoxious when it comes to ordering, it is imperative to put a smile on your face and give them what they request-if you want to stay afloat, that is.

• Training. With all the salmonella scares lately, make sure your employees know how to handle the food properly. Some states actually require employees to have up-to-date training in the food industry. And extra training is never a bad idea. Whether you are looking for a Plano food handler card or a more generic version, online training might be the perfect (and cheaper!) alternative to having someone come in person.
